With a spacious main room of 110 sqm and a total area of 290 sqm, we offer enough space for your creative projects.

The distinctive industrial windows and stylish wooden floor create a unique atmosphere that will enhance your productions and events. In addition, we have a fully equipped kitchen and styling areas to make your work easier. Our studio also offers special features for creative work, including a cove for perfect shots.

The heating is 35 KW, that's enough for summer temperatures even in winter, it's a warm studio. And of course we also have a powerful fan heater for extra warmth on the model. In August, our air conditioner creates a pleasant coolness compared to the summer heat.

GENERAL TERMS AND CONDITIONS OF RENTAL

Submitting forms via the website does not create a binding claim to the desired booking date. If we are unable to reach you after processing your request and do not receive a response to inquiries after the business day, we reserve the right to consider the request as obsolete. A booking is considered binding upon receipt of the booking confirmation by email; at our own discretion, we will also accept this by telephone.

We generally treat cancellations favorably, but if the property is not rented to another customer at the same time, we reserve the right to cancel:

Within 24 hours before booking: 100%
Within 72 hours before booking: 50 %

The morning is understood to be a maximum of 4.5 hours until 1:00 p.m., including dismantling and clearing the studio.

The afternoon starts at 2:00 p.m. and lasts a maximum of 4.5 hours, including dismantling and clearing the studio.

Overtime:
If you exceed the short booking period, i.e. morning or afternoon, we are happy to extend the booking to the whole day, provided the studio is available. If you exceed the 10th hour, 15% overtime per hour will be charged on the daily rental.

GENERAL RENTAL CONDITIONS:

We reserve the right to enter the office/warehouse and studio at any time without giving reasons. Of course, we will take your production into consideration and stay in the background.

The rental studio is located in the courtyard of a residential area. Our very good relationship with the neighbors allows them to use almost any production situation. If there are strong light sources in the direction of the windows, the blackout curtains must be closed, at the latest when the residents in the front building are actually disturbed. Flashes in daylight or continuous light usually don't bother anyone during the day and are therefore not a problem.

On the last day of production / when dismantling, loading activities must be completed by 10 p.m., as we also have to observe a general nighttime quiet. You can park in the yard along the front of the studio and you can also use lights from outside. However, the yard does not represent additional production space. Exceptions are not a problem, but it is best to speak to us about them beforehand.

The studio is capable of primary sound. We accept no responsibility for noise outside the studio. We would like to draw your attention to the helicopter landing pad at the heart center and also to the current construction site two houses down. There is a direct connection via the courtyards. We have a good connection to the construction manager, but even he cannot stop every ongoing work at any time.

The studio is primary sound capable, we assume no responsibility for noise development OUTSIDE THE STUDIOS. We point out the helipad at the heart center AND HERE ALSO TO THE CONSTRUCTION SITE TWO HOUSES AWAY, THERE IS A DIRECT CONNECTION THROUGH THE COURTYARD.

The costs are based on the services actually used, these can also be used on the day of production by acclamation, they expressly declare that they will bear the costs. You also bear the costs for damage to our rooms, facilities or equipment. Insurance must be provided by production.
Production and/or professional liability insurance is a prerequisite for booking the studio. We assume no liability for items brought in, and we do not insure them.
Compliance with occupational safety, working hours and pandemic You are responsible for the conditional rules and regulations. Ultimately, we have no influence on your production process and cannot do it for you.
We are not liable if your project cannot be carried out on our premises, for whatever reason.IT IS YOUR RESPONSIBILITY TO CONSIDER THE SUITABILITY OF THE STUDIO. If no time for the start of production is communicated, a production time of 8 a.m. to 6 p.m. is agreed. AN EARLIER ACCESS TO THE STUDIO IS THEN NOT POSSIBLE / ONLY AFTER CONSULTATION. The daily production time is 10 hours, we charge 15% overtime for each hour started.
